Property owners may receive a supplemental tax bill because the Municipal Property Assessment Corporation (MPAC)[1] has made a change to your property’s assessment value. This value is what is used to calculate your property taxes. This supplementary tax bill is in response to a Property Assessment Change Notice (PACN) you should have received from MPAC.

Questions about your reassessment?

If you disagree with the assessment increase, have questions, or did not receive your PACN, please contact MPAC directly at 1-866-296-6722. Township of Severn cannot respond on behalf of MPAC

What's a Property Assessment Change Notice?

If your new home was recently built or if you’ve completed renovations, you’ll receive a Property Assessment Change Notice (PACN).

MPAC sends these notices each month between April and November.

You may receive a PACN if:

  • there was a change to your property such as an addition, new construction, or renovation
  • MPAC assessed a structure like a pool, or a garage, for the first time
  • there was a change to your property’s classification (e.g., if you built a new structure on your property to run a business, that new structure may be classified as commercial)
  • your property, or part of it, no longer qualifies for a tax incentive for farmland, conservation land, or managed forest
  • your property, or part of it, no longer qualifies as tax exempt (e.g., you converted an old church into your dream home)

Your PACN includes the updated assessed value and classification as a result to any changes to your property. For more information on your assessment visit MPAC’s website review MPAC’s Supplementary and Omitted Property Assessment webpage.
